Centaline Investment has announced the acquisition of Regal Oriental Hotel in Kowloon, Hong Kong, marking another major milestone in the firm’s strategic expansion of purpose-built student accommodation. The acquisition reinforces Centaline Investment’s long-term conviction in the sector, supported by resilient education demand and improving real estate market fundamentals.

A Landmark Addition to the CampusOne Communities Platform

Located in a wellestablished urban district with strong transport connectivity and proximity to multiple tertiary institutions, the property is planned to be repositioned into a largescale student housing development which is believed to the largest project in town. The project will further strengthen Centaline Investment’s growing student accommodation platform under its CampusOne Communities brand.

“This acquisition reflects both market timing and conviction,” said Kavis Ip, CEO of Centaline Investment. “With student demand continuing to rise structurally and sitting at a stage of asset price adjustment, we see a compelling window to scale in Hong Kong’s student housing market. Our conviction is well demonstrated by committing to this project with over HKD 2 billion in investment.”

Raising the Bed Count Target to 6,000

Against a backdrop of increasing non-local student intake, limited on-campus accommodation, and supportive long-term fundamentals, Centaline Investment has raised its short-term bed supply target in Hong Kong to approximately 6,000 beds within the next two to three years, up from earlier targets.

The Regal Oriental Hotel project is expected to play a meaningful role in achieving this scale, alongside a growing pipeline of conversion and repositioning opportunities across core urban locations.

“Student housing is no longer a niche segment — it is becoming essential infrastructure for a global education hub like Hong Kong, and it is growing to be an institutional-grade investment asset,” said Josephine Kong, Managing Director and Chief Investment Officer of Centaline Investment. “We are confident that disciplined acquisitions, scale, and operational focus will allow us to deliver both stable returns and long-term value.”
