One Pace 117, our inaugural student housing development, is located at the site of a former 3-star business hotel, acquired for HKD 180 million. An additional HKD 20 million is being invested in renovations. The facility will offer a variety of room configurations—including single, twin, and triple rooms—with a total capacity of 121 beds, catering to diverse student needs. Renovations are expected to be completed by August 2025, with an expected average occupancy rate of 97%. The project targets university students from nearby universities across Kowloon.
